How to make $593 in less than one hour

Readers who were following me on Twitter today knew that I went house shopping in West Vancouver’s Whitby Estates. The Estates are located on a heavily sloped mountainside that offer spectacular panoramic city and ocean views. While touring one of the homes, I took a TwitPic of the view with my iPhone and got a bunch of replies back asking for more information on it.

The house in question is located at 2415 Hudson Court. It has 6 bedrooms, 8 bathrooms, 7,000 square feet of living space and sits on an one acre lot. The house came on the market six months ago with an asking price of $5.95 million. That was before the world hit a financial wall. The current asking price is $3.48 million, which sounds like a steal for a 7,000 square house on an one acre lot on Whitby Estates. However, with the way the market is going, you never know.

At $3.48 million, I’m pretty sure the builder is losing money and is trying to get out. The landscaping is not done and it’ll be up to the new owner to finish it. You care to take a guess at how much it cost to professional landscape one acre of land? The answer is in the video.

I wouldn’t let the current condition of the housing market concern you, unless you don’t plan on living there for that long. 5 – 10 years and you will probably double your money if you decide to sell.

So John, when my other site starts rocking do you have a guest room in that house? I can see us now, sitting on your deck at night, looking over the city and sucking back some paralyzers (brown cows for you) and if you can get that place for 2 million less then normally, you would be crazy not to John.Heck in 5 to 10 years when the market is back to normal you can retire just off the profits. That’s kind of sick when you think about it.

All you need now is another baby right and your set!!!!

It’s a buyer’s market, especially for higher-end homes like these. Snatch it up and rent it out to international millionaires when they visit for 2010.

@Colin : You think it’s a paid placement to get the house sold for $3mil before the market goes further south here in Canada?

I think it’s a lovely place and that it would be a great investment in the very long term (3-5 years)

They sure knocked off a lot. Question for you John, how many will be living with you in the house? It’s quite large.

The views are magnificent! My goal is to purchase a house like that in 2 years.

Views = great.

Lot = spectacular.

Exterior = very nice.

Interior = poor! what were they thinking? That kitchen is disappointing and not really up to the price point of the home. Ditto the great room.

Those are some beautiful houses! Many of us could only dream of getting a house like that. I especially like that picture of the fancy kitchen….for some reason I’ve always liked kitchens. :)
