The $8 Million Open House

If you watched yesterday’s Dot Com Pho episode, then you know that one of the things we talked about was an $8 million open house. The house in questions is located at 3709 Sunset Avenue in West Vancouver. Normally, houses that cost $8 million don’t hold open houses. However, the real estate market is getting pretty hammered and Realtors are trying anything to get a house sold. This includes opening the doors to a house that would normally be strictly by appointment only.

The house at 3709 Sunset is truly a world class residence. Builder Paul Fedusiak and Architect Graig Chevalier have created an ultra modern contemporary home which took over three years to complete. The house offers nearly 7,000 square feed of living space with a huge open plan on the main floor with floor to ceiling windows to enjoy that amazing view. Other features include vesicular basalt stone and Eastern white oak flooring, gourmet kitchen, wine room, media room, infinity pool plus spa, full air conditioning, private outdoor terraces, BBQ area and fire pit.

Will the builder get $8 million for it? If he does, it will prove the saying, “there’s a sucker born every minute.” However, if you want to make an offer, tell Karim I sent you. I’m pretty sure the referral fee on an $8 million house can buy a really nice dinner.

    I read about this house over on Garth Turner’s blog. What do you think about the Vancouver market — you think it’s about to tank like he does?

      I think the Vancouver real estate market is due for a correction. The current valuations can’t be maintain, no matter how many rich mainland Chinese come and buy.

  2. maybe if they pimp it off as the prize home for the PNE, they might get some mileage out of it 😛 otherwise good luck with 8 mil.

    It’s a beautiful home and the pictures are just gorgeous. Imagine the cost incurred with maintenance and upkeep. It will cost a fortune itself. Maybe Angelina Jolie and Brad Pitt would enjoy a home like this.

    1. Yep, that is the point that will put a lot of people of, the maintenance costs. I shiver to think how much it costs to heat this in winter, SY

    John, a $8m mortgage would cost about $45k a month…. so you are close…

      Yes, a lot of the $8 million is because of the location: West Vancouver water view is not cheap!

          West Van is experiencing downward pressure on house prices. I’ve seen a few million dollar plus price drops already on some properties.

    Unfortunately, Realtors are not allowed to give out referrals to anyone other than another licensed agent (and it must be done through the brokers). I am a Realtor in the states and the typical referral fee is 25%. Not too shabby on an 8 million dollar home!

      While they can’t pay out the typical referral fee, most realtors will give a “finder’s fee” to an old/new customer who brings in a buyer. Mind you, it’ll never be 25%!

      No, the furniture was supplied by a staging company. However, I’m sure you can work out something to have the furniture included if you want it.

        It’s not uncommon to spend 10% of the house price on furniture. So figure $800,000 to fully furnish an $8 million house.

          3. Yes, John and even the condos at Yaletown were staged. The apartments that were displayed were furnished too in order to sell.

            When they sold it was without the furniture.

    I forget the exact term for it, but when I used to work in foreclosures, there was a term for people who bought homes like this and then could not afford to furnish or upkeep the property. The cost and upkeep would be a huge payment every month in itself. It would be nice to see people live within their means, but I don’t think it is going to happen any time soon.

  29. I’ve got to say that it is a really beautiful house, with a great view, but whatever house I end up buying will hopefully be a little more economical. I’d really like to buy a house with solar panel or non-gas heating. And definitely not something it would take me a couple of weeks to clean by myself!

    1. Yours is a voice of good sense in regards to this.

      A big house like this is a never ending project just cleaning and maintaining it. You’d have to hire people to help you with that.

      It’s much better to get the size you really need. Unless you want to show off.

    Very Hollywood. The swimming pool and architecture itself looks very nice. Don’t mind taking a swim in there. What lake, river or ocean is that place looking out at?

      The body of water it’s looking at is the Pacific Ocean.

      You can also get a nice view of cruise ships bound for Alaska in addition to the freight ships. They go by in late afternoons and early evenings.

      I prefer swimming in the ocean to any pool even if the water is cool.
